According to preliminary data released by the National Statistical Institute on Friday, the number of newly built residential buildings in the third quarter of 2025 was 1,392, up 7.95% from 1,256 in the previous quarter. The newly built dwellings in them were 6,478 compared to 6,001 in the previous quarter.

In the third quarter of 2025, 69.6% of the newly built residential buildings had ferro-concrete structure, 23.6% were brick built, and 0.8% were prefabricated. Newly built houses had the highest relative share with 75.4%, followed by blocks of flats with 16.4%.

With 233 residential buildings with 2,081 dwellings, the capital Sofia topped the list of newly commissioned residential buildings, followed by Plovdiv, South Central Bulgaria, with 206 residential buildings with 846 dwellings.

In the third quarter of 2025, Sofia had the highest average useful space of newly built dwellings with 139.9 sq. m, followed by Silistra, on the Danube, with 121.7 sq. m. On the other end were Smolyan, Southern Bulgaria, with 53.5 sq. m and Targovishte, Northeastern Bulgaria, with 56.6 sq. m.
