Bulgaria Shows EU’s Second-Highest Annual Increase in House Prices in First Quarter of 2025

Bulgaria showed the EU’s second-highest annual increase in house prices in the first quarter of 2025, according to data released by the Statistical Office of the European Commission (Eurostat) on Friday. The increase in Bulgaria was 15.1%, second only to Portugal’s 16.3%. The third-highest increase was registered in Croatia, at 13.1%.

Among the member states for which data are available, one showed an annual decrease in house prices in the first quarter of 2025, and twenty-five showed an annual increase. The fall was registered in Finland (-1.9%). Across the EU, house prices in the first quarter of 2025 grew by 5.7% year on year, and in the euro area, by 5.4%.

In the first quarter of 2025 compared with the fourth quarter of 2024, house prices fell in four EU member states and rose in 22 states. The most considerable fall was reported in Slovenia (-2.0%), Luxembourg (-1.2%) and Finland (-1.0%). The most notable increase was observed in Hungary (+5.2%), Portugal (+4.8%) and Croatia (+4.5%).
