A total of 7,630 apartments under construction with a total gross floor area of about 810,000 sq.m. are currently offered for sale in Sofia, according to Colliers' Sofia Residential Market Report: Apartments Under Construction.

About 35% of the supply is concentrated in the capital's Malinova Dolina, Vitosha, Ovcha Kupel, Manastirski Livadi and Krastova Vada residential districts. Two and three-bedroom apartments account for the largest share of the market, while the average apartment under construction has an area of 106 sq.m.

The report says Sofia's residential market has maintained strong demand since recovering from the pandemic. A total of 22,280 apartment transactions were completed in 2025, with activity likely supported by expectations surrounding Bulgaria's euro area accession. Mortgage-backed purchases accounted for about 27% of all transactions.

The average asking price for newly built apartments stands at EUR 2,070 per sq.m., excluding VAT, with higher prices in central areas and for properties on higher floors. The report says housing affordability in Sofia remains comparatively favourable relative to other Central and Eastern European markets.

Colliers expects the market to remain stable in the short term, with buyers placing greater emphasis on location and project quality. New residential developments are expected to play an increasingly important role in renewing the housing stock, while the adoption of the euro is likely to encourage a gradual expansion of fixed-rate mortgage lending.
